Imperial Place is an office development in Borehamwood, Hertfordshire, comprising of four buildings situated within a campus-style environment, surrounded by maturing trees and park benches. It is next door to Elstree Studios.

The Landlord wished to refurbish a number of areas including the reception, along with undertaking a full Cat A and B fit-out to various office suites. DRG was put forward for the initial refurbishment work by an established contact at the Building Surveyors, acting on behalf of the Landlord.

The DRG solution

The Landlord chose DRG as their main contractor following a formal tender process. Working from the architect’s drawings, construction began with a general refresh of the ground floor area, including new doors and sectioning off the kitchenette, in addition to amending the segregation of the floor plates to meet market requirements, providing more marketable office suites.

As the building had existing tenants, DRG ensured considerate working practices were strictly adhered to throughout the project. Construction was carried out in an incredibly tidy manner, and work to both the reception area and occupied office suites was undertaken out of hours to minimise impact to existing tenants and their businesses. On this basis, the project was turned around as a ‘fast track’ fit-out to minimise rental voids and disruption.

After the successful completion of the first phase, the Landlord was so impressed by the speed and quality of DRG’s work, we negotiated further refurbishment activity across the wider estate.

Imperial Place is now Borehamwood’s premier office campus, offering modern, open plan floors with secure onsite parking, and common area facilities to cater for all occupiers’ requirements. The offices are now home to a diverse group of established businesses, including household names such as Just Eat, Pizza Hut and Taylor Wimpey.
